  • Lot size: approximately 20,000 sq. ft. with 125’ frontage, 175’ depth
  • Freestanding modular building with double drive-thru canopies
  • Primary street traffic count: 25,000
  • Speed limit: 40 MPH
  • Number of lanes on primary street: four (4)
  • Preferred corner : far corner at signalized intersection
  • Recommended ingress/egress: 2 curb cuts with left turn access
  • Absence of highway medians
  • Visibility: 300 feet in both directions
  • Near places of employment
  • Near retail shopping
  • Zoned for drive-thru
  • Utilities to site
